I'm a Realtor. You're so right about doing the research. The rental market here is pretty soft currently, as is the real estate market. With interest rates hovering around 6%, now is a good time to pick up real estate at a good value. Short sales, foreclosures, REO - all are definite opportunities for those with the credit and/or the cash to purchase.

We sell lots of "kiddie condos" near San Diego State and UCSD. No one graduated in unders 5 years, so they are held long enough to realize a good profit.

I am a Realtor and a Investor, though currently I do not own any investment homes, but that will likely change in the next year. I perfer to purchase distressed homes, bring them back to being really nice homes, and then sell them to people who will live in them.

I am both a Realtor and a Landlord. A niche that you did not mention is rentals in Military towns. I rent to Air force members in Dover Delaware. They have money and are much more likely to pay their rent on time and not trash your house as badly as college students. If they don't pay you can always call the local military base and complain. The military will actually take your rent out of the delinquent renters pay until they are caught up again.
I did 10 years in the military myself before getting into Real Estate and I can say without a doubt the pay is significantly better selling homes :-)
