Good article. Number 4 is really the most important - know the market not just the neighborhood. Not just to determine how to plan your flip according to the neighborhood, but to determine whether the flip will even be successful in the neighborhood or market.

The best bit of advice I got was to get the house to a standard of suitable for the area / property. Simple advice, but one that will save or cost you $$$ for instance if you have a 2 bed starter home, don't spend a fortune putting a fancy kitchen in.

Your doe , and don't list hit the mark when flipping houses the main thing to remember is that the idea is buy low sell high.
One thing to consider is buying homes from county tax auctions. (buy low).
Then start fixing it up. do the things you can do yourself, (if, and only if your time is not better spent buying more houses) , but doing most things yourself is OK when first starting out. If you don't know how to fix something HAVE IT DONE PRO.
ANOTHER THING TO LOOK AT IS FORECLOSURES. (again another buy low sell high situation).
                                                                       James

Another important thing to consider is that, time is money. Don't think you'll eek out a profit because you don't have to pay for labor. That's probably not a good flip.

Good advice. Flipping homes is not for thr timid at heart. I had a home I listed a few years ago by a guy who bought it with the intention of fixing it up and selling for a profit. It was the 1st time he had ever done it and it was a disaster. Not onely did he buy at the peak in the Real Estate market but he was also taken advantage of by all the contractors. He ended up bringing money to the closing! OUCH!!!
